Will the prices continue to rise in Quinta? Have we reached the top or are we to see a decline? The short answers, to our best belief, are "YES" and "NO", respectively.

Looking at the last three years we have seen a general price increase on properties as follows:

• Plots up to 300%

• Villas up to 250%

• Smaller (TH & APT) older units up to 50%

• Smaller new units (i.e. Pinheiros Altos) up to 100%

In addition to this, it has to be considered that the GBP to the Esc has moved from 1/250 to 1/315, which has added an additional profit to the investment. The fact is that the vast majority of properties in Quinta are being sold in GBP.
This amazing development obviously prompts
the question: "How far can this go"?
Record prices on villas in Quinta and Pinheiros Altos are being achieved. Two properties for £3.5 and £3.75 million respectively were recently sold! Building plots, now being scarce, are selling for up to £1 million plus in top locations, however you can still find sites in Quinta for £595,000. Newly built villas sell from around £1.8 million.
New developers and investors are flocking to Quinta. The first group to buy plots for around £ 600,000, build a house for around £500,000 and selling the whole lot for £1.8 million. The second group to buy a newly built luxury villa for £1.8 million which they probably can sell within a year for £2.2 million plus. Simply amazing!
The secret to this phenomenon can be put in a few words:
1) Unique position (sun, beach and golf)

2) Very short supply

3) No direct competition (top end of the property market)

4) Prices are still "low" compared to similar resorts world wide

5) Destination easy to reach for strong European investors

6) Secure investment
Looking back over the years Quinta has shown to be a very strong investment vehicle! We believe one can say that nobody has ever lost money investing in Quinta. Even in prior periods of recession Quinta has "survived" and been a steady and prosperous 'money bank`
Who are the present buyers into Quinta? The vast majority of buyers in Quinta are British and Irish with the Irish alone counting for approximately 30%! The German investors seem to have found the price level too high.
Golf memberships are available to all buyers at Pinheiros Altos. Memberships to Quinta do Lago are only available to properties, which already have allocated memberships, as the Club has now reached its full quota of 500 members.
